Karuizawa Mikasa Park villa district is a well known large villa district in Karuizawa, spanning from Kyu Karuizawa Mikasa Street at its east edge to Tsurudamari at its west edge. It occupies most of the northern slope of Mt. Hanare (Hanareyama), a symbol mountain of Karuizawa. In this land lot specifically, there used to be a train station (Tsurudamari Station) until 1960, when Kusakaru Electric Railway was abolished. Currently, this location and its whole neighborhood are used as villa district, and only remnant of the old train station is a small signboard to show this place used to be a station.
For people who know Karuizawa’s realty well, a land in Mikasa Park may imply a sloped lot on the north slope of Mt. Hanare. This property is different from those, and is totally flat in its terrain. Road facing condition is also reasonably good. For those who are looking for a modest size of a green villa in a good location, this property should be one of their purchase options. As you see in a picture on this page, there is a small old house at the north part of this lot, thogh it is not usable. If you follow the latest construction regulation by Karuizawa Town, it is almost impossible to build a house in this current location of the north thin part, since it is currently regulated to set back by 5 meters from the road border and 3 meters from the other borders respectively to build a house. So, if you build a house in this lot, plan a location of a main building in south part which has more depth from the road than the north part, and utilize the north part for car parking spaces, garden, and entrance approach path to the house.
