Seiryokuen villa district is located at the northeastern part of Kusagoe, Town of Miyota. Area starts at the town border with Town of Karuizawa at north and spans toward the railway track of Shinano Railway at south. Green zone atmosphere is virtually the same as that of Karuizawa, something which differentiates Seiryokuen from other standard residential districts of Miyota which spans toward south after you cross the Shinano Railway viaduct (see the map on this page.).
Seiryokuen was originally developed by Town of Miyota administration in 1962. Town of Miyota had developed other villa districts, such as Sakuragaoka, Kaedegaoka, Tokiwadai, Minamigahara, etc. Such history is unique compared to that of Karuizawa where privately developed villa districts dominate the area. Other advantages such as less-strict construction regulation (i.e., nationally standard regulation. Karuizawa enforces much stricter construction regulation than what national construction standard law provisions), prevalent sewage pipe infrastructure, less land prices, and prevalent city gas infrastructure (note: It depends on the location. It is not available in this land property location.) sometimes let some real estate buyers to choose Miyota instead of Karuizawa.
This for-sale property is located at the southeastern edge of Seiryokuen. It is a sunny piece of land since it faces a road and Shinano Railway track at south. The railway track runs under the slope of retaining wall at south side of this property, so, you will hardly hear train noises at the property. You will not see the train from this location either. Major town road which runs about 15 meters away at west side of this property connects Karuizawa Oiwake XIV vicinity area to Miyota town center.
